Jimmy Ogle shares with us the networking side of the business that you can do after contracts are signed and deals are made. Local REI Clubs and online groups with other real estate investors can help you grow your network in the industry.



Mike: Welcome to the We Buy Ugly Houses show, where real investors share real investing stories and lessons from the trenches, where our team buys thousands of investment properties each year. Now, let’s meet today’s host.

Jimmy: Hey, guys, thanks for joining us on the We Buy Ugly Houses show. My name is Jimmy Ogle and I’m a development agent with HomeVestors and also own a franchise here in the Oklahoma City area. And today, we’re going to talk about if you know what to do once you have a contract.

You’ve worked your butt off, gone on numerous appointments, made countless offers and finally, one day, you get an offer accepted. So now what do you do? I just want to go through a couple of ideas of how to not only market the property but be prepared to market the property.

A good one is REIs. You should join and attend regularly your local REI. Get to know the people there that are there on a regular basis and just befriend these people. The majority of these people are who you’re going to sell your deals to, but you’re going to learn from these people as well. So make sure you connect with them.

Another great option is Join BiggerPockets. They have free accounts and pro accounts also and you can get on that and search for local meetups in your area. And if there’s not one in your area, start one. I know in our area, we’ve got one that meets monthly for lunch and another that meets monthly for happy hour. And those are some great events to network with some great people.

Last, certainly not least, and definitely my favorite, is Facebook. Facebook is such an awesome marketing tool. You can use it for networking, posting your properties for sale, run ads on your properties that you have for sale, and there are multiple great things that you can do with Facebook. Facebook groups are great. Join every Facebook group that you can, investing, wholesaling, for sale, for rent, realtor groups, all those kinds of things. And if there’s not a good one in your area that’s specific to wholesaling and investment, then create one and invite investors and wholesalers to join the group and ask them to invite wholesalers and investors that they know to join the group. That’s a great avenue to show your deals and to network with those guys.

Don’t sweat having a big buyers list before you even get a deal. That’s not the hard part. If you can find a deal, you can find a buyer. So that’s my spin on that. That’s all I’ve got for this show. Thanks, guys, for joining us on the We Buy Ugly Houses show and we’ll see you next time.
